As a landlord, I have quite a few responsibilities.

Successfully managing my properties means keeping up with service, investing in proactive measures plus making sure occupants are adhering to the rules! My sibling had told myself and others she was going to have a grand house theater built in her basement! I pictured raised seats, a snacks machine, a giant viewing screen, and a film projector, then she talked about how nice the grand house theater was going to be, and to be honest, I was hoping to watch some of our number one films there, then for 6 weeks, I listened to her rave about her grand house theater, and I was getting as happy as she already was… When the premiere arrived, I couldn’t wait to get to her house.

She said she was viewing a single of our number one Halloween films, however the people I was with and I always loved going to showings of the Rocky Horror Picture Show, and I had already dressed as my number one character, just for the preview.

When I got to her house, she was dressed up in costume, and so was her partner. They took myself and others down into the basement, and I had to paste a smile on. It was the ugliest grand house theater in history, in my estimation. They had an 70” screen TV set on the wall, and a store purchased DVD of the Rocky Horror Picture Show. She was so excited, and I didn’t have the heart to say anything other than comment on how nice everything looked.

When our child showed up, he was angry. He could not think his father would not wait another third for him to get condo from work. I had never heard our child talk back to his dad, although he was so angry that his father would risk his life instead of waiting for an third that he yelled at him. My wife and I found out that our daughter got married after she ran away from home.

She married a guy that she claimed to love after they ran away and got pregnant.

At least the guy stuck around instead of running for the hills like most guys would do. When my daughter called me for the first time in 2 years, it was because she needed help. She was actually only living seven or eight miles away from our old home. She was within a half an hour of my wife and I for the last 2 years and we did not know it. My daughter called because she didn’t have heat in her home and she was freezing. She was at the address alone with two kids and she told me that her boyfriend had left to get cigarettes the previous day and he never returned back home with the car. He cleaned the bank account out instead and ran off. I told my daughter that I thought she should come home with me. She didn’t think that was a very good idea, but I knew it was the best thing for her and the two kids. We fixed up the basement with bunk beds for the kids and a queen bed for my daughter. I installed a new furnace down there so the whole place has heat and in the summer I will put an air conditioner down there. I don’t want my daughter to ever run away from home again. I tried to make the room cozy with heat and AC. The kids have a tv and video games and there is a bathroom with a shower downstairs too. I hope she will stay right here at home where she belongs.

When something breaks down, it is expensive to repair.

It honestly doesn’t matter what it is.

When the car breaks down, I have to pray that the repairs won’t break the bank. The same is true when it comes to the heating and cooling system. The heating and cooling system inside of the house is one of the most expensive items to fix. It is also easily one of the items inside of the house that uses the most energy. It is very important to have a machine that runs well with plenty of energy efficiency. The seer rating on your machine can tell you how energy efficient your machine is. Higher numbers mean a higher level of energy efficiency. I once had an air conditioner mechanic tell me that the repairs on my machine were going to cost $1,200. I couldn’t remember how much I actually paid for the central heating and AC unit, but I don’t think it was much more than that. I was pretty bummed out about the estimate and felt that my best bet was to Simply replace the entire heating and cooling unit at that time. It’s hard to make these decisions in a pinch and luckily there are plenty of heating and AC system service providers that offer financing services. When I had to make a choice between the $1,200 repair and a $4,000 upgrade, I was happy to know that the HVAC company could provide me with the names of several lenders that would be more than happy to help me fund the new project.

It’s nice to get away and go on vacation.

My wife and I each get 3 weeks of vacation during the year.

We usually take a two-week vacation during the summer, but we also take an extra week of vacation during the winter break. Last year the two of us went skiing for our winter vacation. The cold winter air was really good for the both of us. I felt like my sinuses were clearer than they had been in a long time. There’s something about the cold air at a high altitude. It doesn’t really seem as cold when you get higher. Maybe it is the body acclimating to the weather, but I didn’t feel as cold on the mountain as I did when we were in our cabin. Thankfully we had two different heating systems in the cabin. We had a fireplace in the master bedroom with plenty of fuel to keep us warm the whole week. We also had access to a traditional gas furnace. The gas furnace was connected to a programmable thermostat. We made sure that the cabin was warm and cozy when we came back from skiing every afternoon. I started a fire in the hearth when we got back and we finished our night sitting by the fireplace enjoying each other’s company. At the end of the day we just wanted to sit in front of the fireplace and relax with our feet up and a big cup of hot cocoa. The trip to the mountains was easily one of the best vacations we have had in a while.

There are only a few places that I like to go after I have had a really stressful week.

One of those places is the beach. My wife and I often go to the beach on the weekend to spend the night in a hotel that is right on the water. There are a couple of different hotels that we regularly choose. One has tennis courts and a fitness center and another has an indoor pool. We recently stayed at a resort with an indoor pool. We stayed there for two nights in one of the hotel rooms on the 10th floor. We had windows that opened up so we could hear the waves outside. It was very hot and humid and we ran the air conditioner most of the time. It didn’t make much sense to open up the windows. I really like hearing the sound of the waves at night, but there is nothing quite like the way that the air conditioner feels. I’d rather be temperature comfortable without the sound of the waves. After a weekend at the beach, I usually feel relaxed and invigorated. I come home feeling like I can tackle any problem at work and the relaxation and time away from the house really makes my wife feel more at ease and relaxed as well. I think it would be nice to retire to the beach after the two of us are no longer working. I could easily get on board with a small two bedroom cottage that is big enough for the two of us and our two dogs. As long as it’s on the beach with access to fishing and surfing, I will say yes to just about anything.

I’ve been kind of hibernating from the dating scene since breaking up with our lady 5 months ago. I think it takes time to heal from breakups and I believe I am about healed so maybe it is time to jump on the horse again and provide it a go. I’m not into dating sites because I’ve tried them and don’t like all of the facades people put on and all of the dead ends I’ve encountered. The best dating advice I ever got was springtime break in 1988, the guy told us one word, exposure. My heating and air conditioning method needs some tasks first before I get to go out and play tonight so I need to get on it. This week is Thursday and I want to go to this bar and listen to live music, but first I need to go to the local company to ask him for some homeowner solutions for improving the efficiency of our HVAC system. It has been costing me more money in power bills over the years and I am afraid it might need to be substituted soon, once I get that done today I am going to go to the beach for a quick workout then come home and clean up and go to watch some live music at that bar down the road. I hope they have air conditioning at the place because it is certainly hot out now and I don’t think it would be too fun seeing them play in the blazing heat. I guess they are playing after dark so maybe it won’t be so hot then.

It has been costing me more money in power bills over the years and I am afraid it might need to be replaced soon. Once I get that done today I am going to go to the beach for a quick workout then come home and clean up and go to watch some live music at that bar down the road. I hope they have air conditioning at the locale because it is honestly overheated out now and I don’t think it would be too fun seeing them play in the blazing heat. I think they are playing after dark so maybe it won’t be so overheated then.
